Construction underway on first Village West development near Speedway

The first residential development at the Village West district near the Kansas Speedway is underway, a $30 million upscale apartment project along 110th Street near the T-Bone’s ballpark.

The first apartments in the 306-unit Village West Luxury Apartment development are expected to be available by this fall, according to Nathaniel Hagedorn, president and chief executive of NorthPoint Development.

The developer believes the project’s location in western Wyandotte County by the booming retail, entertainment and Cerner office project currently going up in Village West will be appealing.

“Our biggest asset is our location,” Hagedorn said Thursday.

“We expect to attract 450 residents who will be able to walk to Sporting Kansas City games, the T-Bones, the Legends shopping center and Cerner. I think we have the best site and best product.”

The development will consist of six residential buildings and a clubhouse with the height ranging from four- to five-stories. About two-thirds will be one-bedroom units with the remainder being two- and three-bedrooms. Monthly rents will range from $770 to $1,500.

Amenities will include wood floors, granite countertops and stainless steel appliances in the apartments. The clubhouse will feature a saltwater pool, fitness center and theater.

The project was designed by NSPJ Architects of Prairie Village and is being built by Neighbors Construction. USBank is financing the development.

Village West has attracted major retailers including Nebraska Furniture Mart and Cabela’s since it began opening more than 10 years ago and two large sports venues, CommunityAmerica ballpark, home of the T-Bones, and the new Sporting Kansas City professional soccer stadium.

Cerner, the North Kansas City-based developer of medical software, also is building an office complex that when fully completed is expected to employ 4,000 people.

The new apartments being developed by NorthPoint between State Avenue and Parallel Parkway will introduce a residential population to the Village West mix.

Another market-rate apartment development, the 228-unit Heights at Delaware Ridge project, is currently being built about two miles west of Village West at 130th Street and State.
